| Plymouth Green Crossing Brings New Life to Busy Corridor |
Ann Arbor—JS Vig Construction is erecting a major mixed-use development on an important land parcel in northeast Ann Arbor.The development on the corner of Plymouth and Green Road—aptly named Plymouth Green Crossing-- broke ground last fall and is scheduled for completion by the end of the year. Plymouth Green Crossing will consist of three three-story buildings with retail on the first floors and condominiums on the upper two floors. Two other buildings include a to-be-announced free-standing restaurant and a Fifth Third Bank. A residential parking garage rounds out the construction. The architecture is simple, with brick and glass facades and large openings. “The concept of the design is a sort of neighborhood shopping and living environment,” says Damian Farrell, architect, Integrated Architecture, Ann Arbor. “The architecture is reminiscent of some of the old downtown areas we see in this country with old factory buildings converted into lofts.” Farrell says neighborhood concerns were appeased with the village feel of the project. “They are designed so people can walk all the way around each building,” says Farrell. “This is to be a walk-able neighborhood shopping center, not a strip mall.” A very large wetland on the parcel proved to be both a challenge and an asset. The wetland limited the construction area, but also provided a beautiful focal point. “Everything is oriented to the view of the wetland as much as possible. “It’s a wonderful asset and it’s designed to give you something to look at and enjoy. It’s a particularly important piece of wetland as well because it washes out at Miller Creek.” The area is in one of Ann Arbor’s historically strongest retail and office corridors. “The vacancies are always very low in the office and it’s underserved in retail from all the experts’ opinions,” says Greg Copp, project manager, JS Vig. Nearby the soon-to-be-closed Pfizer compound and the Ave Maria Law School—which has also announced it will relocate in the 2009--Plymouth Green Crossing is a crucial step to keeping the area vital. “The retail seems to be chugging along pretty well and they’ve had a lot of interest in the residential,” says Copp. |
